Australia?s mainland state capital cities have recently published metropolitan plans to guide their future direction and growth. Housing requirements remain couched in supply-side terms: as target numbers and expectations that the market will provide. However, market dynamics rarely conform to the certainty captured by trajectories, highlighting that supply is only one side of the equation.

Australia's mainland state capital cities have recently published metropolitan plans to guide their future direction and growth. Housing requirements remain couched in supply-side terms: as target numbers and expectations that the market will provide. However, market dynamics rarely conform to the certainty captured by trajectories, highlighting that supply is only one side of the equation. By developing an innovative, yet policy-focused, approach to submarket level assessment of the drivers and outcomes of housing demand, this research will provide an evidence-based framework to help government, planners, community stakeholders and developers better understand, and work within, the realities of local housing market dynamics.
